Innes Apartments: Creating Housing for All
Like many public housing developments, Innes was constructed in the 1950s and suffered from decades of delayed modernization. The capital resources necessary to update the public housing development far exceed the limited public funds available to bring it up to current standards. A first of its kind public-private partnership was formed in recognition that residents deserve safer, more accessible, and updated homes. The eight deteriorating Innes apartment buildings have been demolished as part of this redevelopment to make way for a new 300,000 SF, state of the art community that will open in 2024. The newly reconstructed Innes Apartments will provide new homes for the current residents of 96 units of public housing at the site, an additional 40 units of new middle-income opportunities for new families and 194 market rate apartments. We saw an opportunity to contribute to addressing the current housing crisis in the Commonwealth of Massachusetts and participate in a public-private partnership that will hopefully serve as an example for future efforts. This project represents a commitment to preserve and improve existing affordable housing, while creating additional workforce and market-rate housing in a transit-oriented, mixed-income development.
14 South Hunt Road: Stewardship
14 South Hunt Road is a fully leased, 432,000 SF industrial manufacturing build-to-suit in Metro Boston that will be fully operational in early 2025. The facility is being designed to support the user’s goal of being Net Zero by 2030, with the electrification of processes and equipment, implementing considerable energy efficiency measures, and obtaining electricity from renewable energy sources. Additionally, the new facility provides the opportunity for the user to stay in the community that they have operated in for so many years. Through our community engagement efforts, we created a scholarship program to foster the next generation of leaders in STEM fields, HVAC, and sustainability.
Foundry at Drydock: Community First
Through our community engagement for Foundry at Drydock, a 262,000 SF life science project in Boston’s Seaport, we announced a significant commitment to help fund the Boston area and greater New England expansion of the nonprofit BioBus. Aboard BioBus mobile laboratories and in community labs, K-12 and college students who have traditionally been underrepresented in the scientific community work alongside scientists on hands-on experiments and kick-off a lifetime of science engagement. While the sciences are a significant contributor to the Commonwealth of Massachusetts economy, our aim is to help ensure all kids, particularly those from underrepresented groups, are exposed to STEM careers and opportunities.
