Our value‐add approach produces high quality assets that can be sold at a substantial margin above cost basis consistently throughout market cycles, which provides downside protection as well as a margin of safety for our investors.

Acquisitions

Marcus Partners and its affiliates have acquired and developed approximately 21M square feet of commercial real estate since the early 1990’s. Marcus Partners is currently investing its $650 million Marcus Capital Partners Fund IV, LP on behalf of a diverse group of investors, including endowments, universities, foundations, pension funds, family offices, and our team members. Throughout our history, we have acquired assets both as a sole owner and in conjunction with partners.

We have deep expertise across a wide variety of product types and capital stack tranches:

  • Including our pipeline, Marcus Partners and its affiliates have invested in 8.2M square feet of industrial real estate across 55+ separate assets. We employ a wide variety of value-add strategies to create value in our industrial portfolio.

  • Including our pipeline, Marcus Partners and its affiliates have invested in 2,600+ units of multifamily real estate. This includes repositioning Class B value-add opportunities and developing ground-up Class A assets across our target markets.

  • Including our pipeline, Marcus Partners and its affiliates have invested in 3.1M square feet of life science real estate. Today, our life science exposure is focused on ground-up, purpose-built life science projects in the South Boston Waterfront neighborhood, one of the country’s top clusters for innovation.

  • Marcus Partners and its affiliates have invested in 6.8M square feet of office and medical real estate across 55+ separate assets. Although we have a deep track record in the office sector, we began pivoting away from the asset class in 2017 due to escalating disruption exposure.

  • Over our history, we have invested in debt, retail and other opportunities on a tactical basis, totaling 2.1M square feet. Our diversified expertise across multiple asset classes and capital stack positions, allows us to identify and execute a wide variety of opportunities across market cycles.

Marcus Partners is a vertically integrated owner and operator of real estate.

We proactively manage properties through the provision of asset management, property management, and leasing expertise, in addition to offering development and construction services.  We offer these services both at properties we own and at select properties owned by third party partners.

In addition to extensive experience with the adaptive reuse, renovation, and repositioning of commercial real estate, Marcus Partners and its affiliates have completed or are in the process of completing over $2.7 billion in development projects, spanning more than 8 million square feet across all property types.

Our development and construction work includes both properties we own and manage directly as well as those on which we partner with institutional partners.
