Innes Apartments: Revitalizing Affordable Community Living
Innes Apartments, originally constructed in the 1950s, faced the challenges common to many public housing developments – decades of deferred maintenance and a lack of modernization. The substantial capital required to bring this development up to current standards far exceeded available public funding. Recognizing the urgent need for safer, more accessible and modern homes, a pioneering public-private partnership was formed to redevelop the site. The outdated Innes apartment buildings have been replaced with a new, 300k SF community which opened in Q4 2024.
This redevelopment provides 96 newly constructed affordable units for the existing residents, 40 additional units for middle-income families and 194 market-rate apartments. This project reflects our commitment to addressing the housing crisis in the Commonwealth of Massachusetts by preserving and improving affordable housing while expanding workforce and market-rate options in a transit-oriented, mixed-income community. We believe this initiative sets a precedent for future public-private collaborations aimed at revitalizing public housing.


14 South Hunt Road: Pioneering Sustainable Manufacturing
14 South Hunt Road is a fully leased, 432,000 SF industrial manufacturing build-to-suit in Metro Boston that delivered in late 2024. Sustainability is an important focus of this build-to-suit development, as it is designed to align with the user’s strategic goal of achieving Net Zero by 2030. The facility features electrified processes and equipment, enhanced energy efficiency measures, and a commitment to sourcing electricity from renewable energy sources. Additionally, this state-of-the-art facility allows the user to continue operating within its longstanding community. As such, this project not only supports environmental sustainability but also affords us the opportunity to be a partner in supporting local economic growth and innovation.
Foundry at Drydock: Expanding Access to STEM Education
Through our community engagement for Foundry at Drydock, a 262,000 SF life science project in Boston’s Seaport, we announced a significant commitment to help fund the Boston area and greater New England expansion of the nonprofit BioBus. Aboard BioBus mobile laboratories and in community labs, K-12 and college students who have traditionally been underrepresented in the scientific community work alongside scientists on hands-on experiments and kick-off a lifetime of science engagement. While the sciences are a significant contributor to the Commonwealth of Massachusetts economy, our aim is to help ensure all kids, particularly those from underrepresented groups, are exposed to STEM careers and opportunities.
